    The Flip It Strategy

Why pay for construction specs before the council says "Yes"?

We flip the traditional model. Plan Pros provides the planning-stage drawings needed to support a planning application — nothing more, nothing less. No jargon, no architect fees, no surprises.

Plan Pros bridges the gap between expensive traditional architects and risky DIY sketches. Whether you are planning a single-storey rear extension, a loft conversion, or a garden studio, we provide the specific drawings local councils require to validate your application.

From Brief to Planning-Stage Drawings in 4 Steps

    Step 1

After Purchase Upload Details & Photos

Reply to your order confirmation email and share your project details, property photos, and any existing floor plans — the more detail, the better.

    Step 2

We Create Your CAD Base Plan

Our team uses your photos and measurements to draft a professional CAD drawing of your existing property as the foundation for your planning drawings.

    Step 3

    You Verify Key Measurements

We'll send you a draft to review. Check the key dimensions are accurate before we move to final drafting — this is your chance to flag anything that needs adjusting.

    Step 4

    Planning-Stage Drawing Pack Delivered

Receive your complete planning-stage drawing pack for review. The drawings are marked NOT FOR CONSTRUCTION unless an expressly different written scope applies. Only your written confirmation that no changes are required makes the pack the final approved set.

    Frequently Asked questions

    What Our Customers Ask

Reasonable revisions within the original agreed project brief are included during the active design and review stage. Changes requested after a council decision, or work outside the original scope, may be quoted separately before they begin. Planning permission is decided by the local authority and is not guaranteed.
We specialise in house extensions, outbuildings (annexes), 3D CAD designs and internal reconfigurations.
The first draft is normally issued within 7–10 days once Plan Pros has received your completed self-survey and all project information reasonably needed to start, and either you have expressly requested early commencement or the 14-day cancellation period has ended.
Important Note: These drawings are for planning permission purposes only and are NOT suitable for construction. Final approval is subject to your local council's decision. Building Regulations drawings or a Building notice may be required separately before construction begins.
